The innovative, cutting-edge research facility chooses VanTrust’s Dublin building to continue its pioneering gene therapy research
COLUMBUS, Ohio – Sept. 20, 2021 — VanTrust Real Estate, LLC is pleased to welcome Andelyn Biosciences to Blazer Tech I. Andelyn Biosciences, a global provider of cell and gene therapy solutions, has leased 42,000 square feet of space at the Blazer Tech I office building, 5185 Blazer Parkway, in Dublin, Ohio. Andelyn is expected to take occupancy the first quarter of 2022.
The 59,863 square-foot Blazer Tech 1 building’s general contractor was Pepper Construction Ohio, a subsidiary of Pepper Construction Group and later became the building’s anchor tenant. With the addition of Andelyn Biosciences, the building is now 100 percent leased. Andelyn will use most of its space as a laboratory, with supporting office space.

As a Contract Development and Manufacturing Organization (CDMO) for cell and gene therapies, Andelyn Biosciences grew out of its affiliation with Abigail Wexner Research Institute (AWRI) at Nationwide Children’s Hospital. As an innovative research facility, Andelyn has attracted the attention of industry leaders and has received significant investments and entered strategic partnerships with many of them. Most recently, Andelyn has forged relationships with Cytiva, a company dedicated to the delivery of transformative medicines, and Pall Corporation, which primarily meets the critical fluid management needs of patients across the globe.
Andelyn Biosciences will join The Ohio State University’s Innovation District in 2022. The collaboration will be Central Ohio’s first commercial-scale good manufacturing practices (CGMP) production facility devoted to cell and gene therapies. In addition, Andelyn Biosciences has also received support to continue its valuable work from local and state economic development organizations such as JobsOhio, One Columbus and the City of Columbus.
Brandon Ellis and Todd Greliner, CBRE, were the brokers for VanTrust, while David Morgan of Cushman and Wakefield was the broker for Andelyn Biosciences. Modifications to Andelyn’s space in the Blazer Parkway building will be completed by Pepper Construction, with Red Architecture as the architect for the changes.
